Residential Subdivision — Sunshine Coast

120-lot residential subdivision on the Sunshine Coast — from greenfield feasibility through to construction of all civil infrastructure.

The Challenge

Sunshine Coast Council's strict stormwater quality requirements, combined with a large upstream catchment, required an integrated water quality and quantity treatment system that would fit within a constrained area.

Our Solution

We designed a combined detention and treatment basin with a bio-retention swale network feeding it, achieving both water quality and quantity objectives within 1,800 m² of land. The road network was designed for eventual connectivity to adjacent future development.

Outcomes

• 120 lots settled over 3 stages, all on programme
• Stormwater basin achieved 90% TSS removal
• Design recognised as best-practice by council officers
