Childcare Centre — South Brisbane

Civil and stormwater engineering for a 120-place childcare centre in inner South Brisbane, with complex drainage constraints from an existing sewer easement.

The Challenge

The compact infill site had a live sewer easement bisecting the proposed development, severely limiting placement of stormwater infrastructure. Council also required water quality treatment within a constrained footprint.

Our Solution

We rerouted the car park layout to avoid the easement, integrated a modular bio-filtration cell within the landscaping, and negotiated a minor works agreement with Urban Utilities to allow a stormwater connection within the easement buffer.

Outcomes

• DA approved in 9 weeks
• Innovative bio-filter design recognised in council officer report
• Construction completed 3 weeks ahead of programme
